Frequently Asked Questions

Straightforward answers about our floor planning, extensions, and space optimisation services in Ireland.

We start with a site visit and a detailed brief. Then we produce measured drawings, test layout options, and develop a planning-ready set. For a rear extension, the whole process usually takes 4–6 weeks from initial consultation to submission.

Yes. We prepare all drawings, schedules, and the required documentation for local authority planning applications. We also advise on exempted development limits so you know whether you need full permission or not.

Every layout we produce is checked against Part A (structure), Part B (fire safety), Part F (ventilation), Part L (conservation of fuel and energy), and Part M (access). We also coordinate with a structural engineer and a BER assessor when needed.

Absolutely. We regularly do internal reconfigurations — removing walls, adding en-suites, reworking kitchens, or improving circulation. The same regulatory checks apply, and we can produce construction-level drawings for your builder.

We prioritise passive solar orientation, high-performance glazing, continuous insulation, and airtightness detailing. Where the budget allows, we specify heat pumps, mechanical ventilation with heat recovery, and green roofs. Every project aims for at least an A3 BER.

Fees depend on scope and complexity. A single-storey rear extension design package (including measured survey, concept options, planning drawings, and engineering coordination) typically ranges from €2,500 to €4,500. We provide a fixed fee quote after the initial consultation.

Why choose us

We focus on technical precision and regulatory compliance, not generic promises.

Regulatory-first approach

Every layout we produce is checked against Part L, Part B, and local development plan policies before submission. We do not redesign after rejection — we prevent it.

Measured space planning

We use on-site laser surveys and existing drawings to model every room within 5mm tolerance. Our space plans are built on real dimensions, not assumptions.

Energy performance built in

From orientation to glazing ratios, we integrate passive solar gain and fabric efficiency from the first sketch. BER targets are set before the planning application.

Irish context, Irish standards

We work exclusively with Irish building regulations, SEAI grant criteria, and local authority requirements. No generic templates — every project is tailored to its county and site.

Transparent process

You receive a written scope, a timeline with milestones, and a fixed fee for each stage. No hourly billing surprises, no scope creep without a signed change order.
