Yes. We prepare all drawings, schedules, and the required documentation for local authority planning applications. We also advise on exempted development limits so you know whether you need full permission or not.
Every layout we produce is checked against Part A (structure), Part B (fire safety), Part F (ventilation), Part L (conservation of fuel and energy), and Part M (access). We also coordinate with a structural engineer and a BER assessor when needed.
Absolutely. We regularly do internal reconfigurations — removing walls, adding en-suites, reworking kitchens, or improving circulation. The same regulatory checks apply, and we can produce construction-level drawings for your builder.
We prioritise passive solar orientation, high-performance glazing, continuous insulation, and airtightness detailing. Where the budget allows, we specify heat pumps, mechanical ventilation with heat recovery, and green roofs. Every project aims for at least an A3 BER.
Fees depend on scope and complexity. A single-storey rear extension design package (including measured survey, concept options, planning drawings, and engineering coordination) typically ranges from €2,500 to €4,500. We provide a fixed fee quote after the initial consultation.
